Charter PointFinance

Home loans for architects

Architects borrow well when project fees, contract income and studio accounts are presented clearly, because most lenders do not understand staged design fees on first reading. Charter Point Finance helps employed architects, consultants and studio owners turn project-based income into a strong application.

The income problems architects face

Architecture income arrives in stages. Design fees are invoiced across concept, development, documentation and construction phases, sometimes over years. A great year of work can produce a modest year of income if projects are early in their stages, and a quiet year of work can produce strong income as long projects complete.

Employed architects have simpler income but often lower salaries than their responsibilities suggest, with bonuses tied to firm performance. Studio owners and consultants add business financials, retentions and the gap between doing the work and being paid for it.

How lenders assess architect income

For employed architects, payslips and an employment contract are the foundation, with bonuses counted according to history. For consultants and studio owners, lenders review tax returns, business financials and sometimes the project pipeline, usually over two years.

Architects are not named in the professional LMI waiver policies we have reviewed at the major banks, so we do not promise an architect-specific waiver. The advantage we build is a better documented application: contracts, fee schedules, project history and business accounts presented so an assessor can follow the money without guessing.

A worked example

These figures are illustrative only and are not a quote or an assessment of your situation.

An architect runs a two person studio in Melbourne. The studio invoiced $420,000 last year, but after costs and legitimate deductions her taxable income is $95,000. Presented bare, that income supports a modest loan. Presented with the studio's contracts, forward project pipeline and two years of financials, a lender with a strong self employed policy assesses her position more completely and she buys a $680,000 townhouse with a 20 percent deposit built from retained profits.

Nothing about the numbers changed. The context around them did.

Which lenders are commonly relevant

For employed architects, the major banks and second tier lenders are usually competitive on standard criteria. For studio owners and consultants, lenders with experienced self employed credit teams tend to read project income more sensibly. Working capital, studio premises, fit-outs and equipment are business lending with separate criteria.

Every application is subject to credit assessment and lender policy. We compare the panel for your structure and goals rather than naming a product in advance.

Common questions

Do architects get LMI waivers?
Not under the published major bank professional policies we have reviewed. Some lenders assess applications case by case, so we check current policy rather than assuming. A strong deposit and a well presented application matter more.
How do lenders treat staged project fees?
As business income, assessed on your tax returns and financials rather than on the project pipeline. The pipeline still helps tell the story, but historical income drives the assessment.
Can I borrow while running a new studio?
Usually after two years of financials, though a smaller group of lenders considers one year for established professionals. Keeping clean accounts and a clear contract record from day one pays off at loan time.
Can you help with studio premises or fit-out finance?
Yes. Premises, fit-outs and equipment are business lending with their own criteria. We structure them alongside your home loan so the commitments work together.
Does contract work between studios count as income?
Yes, when it is documented. Contracts, invoices and bank statements showing consistent engagement present far better than a verbal history of projects.
